First SWNCBC home moved to permanent location

Potential buyer is working with SWNCBC

Friday, Feb. 3 was an exciting day for those working to address the housing shortage in the City of Grant. For none more so than Amy Thelander, administrator of Southwest Nebraska Community Betterment Corporation. 

“This project has been three years in the making,” Thelander said as she watched Star House Movers maneuver a brand new 1,440 square foot home from Noyes Quality Homes south of Grant, down 2nd St., to its location at 204 Hancock. 

Besides the final placement of the home on its foundation, Thelander is also excited because she has a potential buyer for the home. However, negotiations are still in the works, she said.

Starting in September 2021, SWNCBC secured $462,200 from Nebraska Affordable Housing Trust Fund (NAHTF) for the new construction of two homes in Grant to be located at 204 Hancock and at 604 Garfield. The sale of the home at 204 Hancock will fund the other at 604 Garfield, Thelander said. 

Additional local matching funds were provided by the Grant Community Redevelopment Authority (CRA), Perkins County Community Foundation Fund, the Perkins County Chamber and SWNCBC, bringing the total amount dedicated to the project to $566,000. 

The lot for the home was prepared by Grant’s CRA with the assistance of Tax Increment Financing (TIF).

Because the location of the home at 204 Hancock is in a blighted and substandard area, the new home for that site was eligible for TIF financing. It is the first time the Grant CRA has utilized TIF for a project.

Also included with the house is an unfinished basement equipped with two egress windows and roughed in plumbing for a bathroom. A two-car detached garage will also be built on the site by the Perkins County High School woods class, she said.
